Low density industrial <strong>and</strong> commercial development including industrial estates,<br />

business parks <strong>and</strong> <strong>of</strong>fices.<br />

Development is within large plots, accessed by roads terminating in dead ends.<br />

Built form is large scale <strong>and</strong> simple, <strong>of</strong>ten comprising rudimentary sheds together with<br />

smaller subsidiary <strong>of</strong>fice buildings to street frontages <strong>and</strong> at entrances.<br />

Boundaries are delineated by palisade fencing <strong>and</strong> other security fencing including stout<br />

timber close board fencing <strong>and</strong> chainlink fencing topped with barbed wire.<br />

Open space includes car parking <strong>and</strong> ornamental l<strong>and</strong>scape schemes in communal areas.<br />

Materials palette is simple, with steel framed sheds clad with metal sheet cladding, dark<br />

wire cut brick <strong>and</strong> asbestos ro<strong>of</strong> tiles, in addition to concrete <strong>and</strong> yellow brick for <strong>of</strong>fice<br />

buildings. Business park developments include plate glass <strong>and</strong> stainless/painted steel<br />

construction.<br />

Surfaces are mainly tarmac, in situ concrete <strong>and</strong> DOT Type 1 (crushed stone) with<br />

concrete kerbs. Modern business parks use more ‘designed’ hard materials including<br />

concrete flags <strong>and</strong> block paving.<br />

Views are kept short by large buildings.<br />
