Experience<br />
This is a peaceful townscape type with a<br />
sense <strong>of</strong> intense privacy, which is reinforced<br />
by the presence <strong>of</strong> gated communities <strong>and</strong><br />
private roads. Activity during the day is<br />
restricted to local traffic along feeder<br />
streets.<br />
<strong>The</strong> staggered <strong>and</strong> irregular building lines,<br />
together with the organic <strong>and</strong> <strong>of</strong>ten irregular<br />
arrangement <strong>of</strong> building plots contributes to<br />
an organic townscape.<br />
B. EVALUATION<br />
<br />
General tendency towards larger<br />
buildings in newer developments.<br />
Guidance/Opportunities<br />
It is recommended that the following<br />
principles are taken into account in the<br />
development design process <strong>and</strong> in public<br />
realm improvement projects:<br />
<br />
<br />
Take account <strong>of</strong> the intact existing<br />
street <strong>and</strong> block pattern.<br />
Reflect existing building heights <strong>and</strong><br />
massing. Buildings should typically be in<br />
the order <strong>of</strong> 2 or 2.5 storeys.<br />
Condition<br />
<strong>The</strong> urban form <strong>of</strong> the Executive Residential<br />
Estates remains intact <strong>and</strong> the affluent<br />
character <strong>of</strong> these residential estates is<br />
reflected in the condition <strong>and</strong> manicured<br />
character <strong>of</strong> gardens <strong>and</strong> verges.<br />
Due to the comparatively recent<br />
construction <strong>of</strong> much <strong>of</strong> the development<br />
within this townscape type, there has been<br />
relatively little replacement <strong>and</strong> infill. As<br />
such built form is also largely intact.<br />
Within this type, two character areas are<br />
judged to be in particularly good<br />
condition/intact examples <strong>of</strong> the type.<br />
<strong>The</strong>se are:<br />

12E: Armitage Court <strong>and</strong> Bagshot Road,<br />
Sunninghill<br />
Forces for Change<br />
This type appears to be stable in terms <strong>of</strong><br />
change <strong>and</strong> comparatively few forces for<br />
change were evident during the site visit.<br />
<strong>The</strong>y are as follows:<br />
<br />
Increasing emphasis on ‘hardscape’ <strong>and</strong><br />
heritage style paving in areas <strong>of</strong> newer<br />
development.<br />
<br />

Retain the open character <strong>of</strong> front<br />
gardens, in preference to enclosing<br />
walls, fences, gates <strong>and</strong> railings.<br />
Conserve <strong>and</strong> use trees <strong>and</strong> other<br />
vegetation as part <strong>of</strong> a leafy streetscape.<br />
<strong>The</strong> design should allow space for<br />
planting to mature.<br />
Use a coordinated approach to street<br />
tree planting in terms <strong>of</strong> species -<br />
ornamental <strong>and</strong> exotic species are<br />
characteristic, <strong>and</strong> appropriate, as is the<br />
consideration <strong>of</strong> larger trees at key<br />
locations.<br />
Retain important trees, planning for new<br />
tree planting to ensure continuity <strong>of</strong><br />
tree cover <strong>and</strong> a diverse age structure.<br />
Sensitive contemporary design<br />
responding to its immediate context will<br />
be appropriate, where it makes<br />
reference to existing building heights,<br />
massing <strong>and</strong> proportion, or stylistic<br />
references. Reference to existing<br />
materials may be appropriate.<br />
Maintain the unmarked nature <strong>of</strong> roads.<br />
