1134 10 EXCLUSIONS<br />

Ifthe forthwith demolition of a structure is required by an action au<br />

thorized by the Public Safety Duector ofthe City to protect the public<br />

health or safety said actionshall take precedence overthe provisions of<br />

thisChapter<br />

Nothing in this Chapter shall be construed to prevent the correction of<br />

any deterioration or damage to an area place building structure work<br />

of art or other object and restoration to its condition prior tosuch dete<br />

rioration or damage<br />

FEES<br />

The fees for aHPD or FIP application for aCertificateofAppropriateness shall<br />

bepursuant to Section 1173 06<br />

1134 12 AFFIRMATIVE MAINTENANCE<br />

Every owner operator or agent of any property which has been determined<br />

HPD or HP shall keep in good repair all ofthe exterior portions and all interior<br />

portions thereofwhich ifnot so maintained may cause or tend to cause the exte<br />

riorportion ofsuch azea place building or structure work of art or other object<br />

to deteriorate decay or become damagedpr otherwise fall into astate ofdisre<br />

pasEvery owner operator or agent of any property which has been determined<br />

HPD or HP shall further keep in good repair all portions of any azea place<br />

building or structure work of art or other object which ifnot so maintained<br />

may cause or tend to cause such portions to deteriorate decay orbecome dam<br />

aged or otherwise fallinto astate of<br />

disrepair<br />

The repair and maintenance required by this section includes without<br />

limitation<br />

1 Developing and implementing a maintenance and monitoring<br />

plan for protecting each portion of any area place buiding or<br />

stricture workofart or otlterobject<br />

2 Structurally stabilizing each Improvement and Improvement<br />

pazcel by taking all steps necessaryto ensure<br />

gutters aze properly pitched and clearedof debris<br />

downspoutjoints are intact<br />

drains areunobstructed<br />
