Model Development
Fiscal Impact Model Development Information Workbook
This workbook is designed to help the user gather and organize all of the information you will need to use the
Fiscal Impact Model. This worksheet follows the same format that the Model uses. We recommend that you
complete this worksheet before you begin using the Model.
You will see in the workbook, and on the web site, that some pieces of information are more critical to the
usefulness of the Model’s results than others. Certain data, such as the acreage of the site, assessed/market
values, number of units for each land use and square footage of improvements must be provided in order for
the Model to work. Finally, the Model asks for some information that is not used in any calculation, such as
the name of the school district, to help the Model’s users keep other potential impacts in mind.
Please note that the Model can be used only for jurisdictions that have provided local base data for inclusion
in the Model.
NOTE ON MIXED USE DEVELOPMENTS: to calculate fiscal impacts, a mixed use development or an existing
property with mixed uses must be analyzed in terms of each specific land use separately. If the proposed
development or the existing property includes more than one land use, please identify the needed
information for each separate land use involved.
