DEVELOPMENT GUIDANCE SYSTEMACTION – The Director shall act within 30 days of submission in thefollowing form:• Approval — The Director may approve the Site Plan as submitted.• Conditional Approval — The Director may approve the Site Plan withconditions and require amendment to the plan and/or completion of allconditions before granting full approval.• Resubmission — The Director may review the plan and submit reviewcomments to the owner and/or owner’s agent listing items that must beprovided, corrected or completed for additional review before fullapproval.• Disapproval — The Director may disapprove the Site Plan and shallstate in writing, its reasons for disapproval. To be reconsidered, a newSite Plan shall be submitted to the Commission, and must be approvedor disapproved within 30 days of submission.7-4 CONSTRUCTION COMMENCEMENTAny approved Site Plan shall become invalid if the authorized work hasnot commenced within one (1) year of plan. To be reconsidered, a newSite Plan shall be resubmitted to the Commission for approval.7-5 APPROVAL OF SITE PLAN BEFORE BUILDING PERMITWhen a Site Plan is required, no building permit shall be issued until a SitePlan is approved. The approved Site Plan shall limit and control theissuance of all building and occupancy permits, and restrict theconstruction, location and use of all land and structures to the conditionsas set forth in the plan.7-6 COMPLETION OF SITE CONSTRUCTION WORK ANDREQUIREMENTSAll requirements of the approved Site Plan must be completed within sixmonths of building occupancy unless the Director upon request grants anextension. The Commission Staff will inspect completed site constructionwork when the applicant receives a certificate of building occupancy andthereafter if necessary. If no building construction is being proposed, allsite construction work if begun, is to be completed within six months. Acopy of the approved Site Plan shall be retained on the job site until all siteimprovements have been completed and have been accepted by theHardin County Planning Commission.SITE PLAN REQUIREMENTS 86
