DEVELOPMENT GUIDANCE SYSTEM17-12 REFUSE / GARBAGE DISPOSAL CONTAINERS1. Location: No container shall be located in any required vehicular usearea, buffer, landscape area, or setbacks. All refuse / garbagedisposal containers are specifically prohibited in any required yards.2. Screening: All refuse / garbage containers shall be adequatelyscreened from view from streets and adjacent properties to a heightof at least 6 feet, or 6 inches higher than the height of the container(whichever is higher.) This screening may be achieved by walls,landscaping, buffer yards, or by virtue of the location of the containeron the building site.17-13 SUBDIVISIONS ADJACENT TO AGRICULTURAL ZONESResidential subdivisions platted after the adoption of this ordinance thatare adjacent to Agricultural Zones shall have building setback linesincreased to one-hundred (100) feet adjoining the Agricultural Zone.Residential subdivisions platted after the adoption of this ordinance thatare not adjacent to, but within one-hundred (100) feet of an AgriculturalZone, must maintain the one-hundred (100) foot building setback line fromthe Agricultural Zone.17-14 RESIDUAL LOTSResidual lots promote the future development of streets and shall meetthe following criteria:1. Residual lots shall only be approved at access points in public rightof-waysthat are pre-approved by the <strong>Hardin</strong> <strong>County</strong> RoadDepartment or the Kentucky Department of Transportation for futurestreet intersections.2. Residual lots shall contain a minimum of 5 acres.3. Only one residual lot with a minimum of sixty (60) feet of roadfrontage shall be approved per subdivision per deeded tract thatexisted on 17 July 1995 the date the Zoning <strong>Ordinance</strong> was adoptedby Fiscal Court.4. The entire deeded tract must be subdivided to be eligible for aresidual lot.5. Residual lots shall not be approved when platted subdivision lots arebeing re-subdivided.SPECIAL PROVISIONS 148
