DEVELOPMENT GUIDANCE SYSTEMSECTION 17SPECIAL PROVISIONS17-1 PURPOSEThe purpose of this Section is to address specific land uses or conditionsand set minimum standards in order to permit proper integration of theseitems into the community and establish provisions for the protection of thehealth, safety, and general welfare of the public and for the protection ofsurrounding properties, persons, and neighborhood values.17-2 APPLICABILITYThe requirements set forth in this Section qualify or supplement the Zonerequirements appearing elsewhere in the ordinance.17-3 ACCESSORY USES AND STRUCTURESThis Section does not apply to agricultural uses and related accessorystructures (e.g., barns, stables).1. Shall Follow Principal UseNo accessory use or structure may be developed until after the startof the construction of the principal use on the building site, and noaccessory use or structure may be used unless the principal use orstructure has been developed except after review and approval as aConditional Use (Section 16, Pg. 127).2. Same ParcelExcept as otherwise specifically permitted elsewhere in the Zoning<strong>Ordinance</strong>, accessory uses and structure shall be located on thesame parcel as the associated principal use.3. BreezewayWhen an accessory structure is attached to a principal building by abreezeway, roofed passage or similar structure, it shall be deemed tobe part of the principal building and shall maintain the yardrequirements of the principal building.4. Minimum Distance Between BuildingsThe minimum distance between buildings shall be five feet (5’).5. Subordinate in ScaleAll accessory structures shall be subordinate in scale to the principalstructure.6. Structures over One Hundred Twenty (120) Square FeetAll accessory structures over one hundred twenty (120) square feetshall conform to the Kentucky Building Code Program (Section 13,Pg. 117).SPECIAL PROVISIONS 143
