DEVELOPMENT GUIDANCE SYSTEMSECTION 16CONDITIONAL USE STANDARDS16-1 PURPOSETo allow the proper integration into the community of uses which arespecifically identified as “Conditional Uses”, within Table 1 (Pg. 56) of thisordinance, due to their extent, nature of operation, limited application, orrelationship to natural resources, which may be suitable only in specificlocations of a Planning Area or Zone only if specific conditions are met.A public hearing is required to review a Conditional Use Permit (CUP)application by the Board. Before a CUP is granted, the Board shall findthe proposed use to be essential or desirable to the community and not inconflict with the goals and objectives of the Comprehensive Plan.16-2 GENERAL PROVISIONSGranting of a conditional use permit does not exempt the applicant fromcomplying with the conditions stated herein, all of the requirements ofbuilding, housing, and other regulations, and any necessary conditions theBoard may attach to such permit.Listed “Conditional Uses” that are within Residential Zones must beincidental and subordinate to a permitted use and located on the sameparcel with such permitted use.As part of an application for a conditional use permit, a <strong>Development</strong> Planor Site Plan (as required in Sections 5 and 6) of sufficient detail must besubmitted to demonstrate to the Board the character and objectives of theproposed development and the potential impacts of the development onthe community and its surroundings.The Director may waive certain non-applicable submittal requirements.The Board or the Director may require an application for a Conditional UsePermit to be subject to review by other State and <strong>County</strong> agencies.Upon approval of a Conditional Use Permit by the Board, no certificate ofland use can be signed or distributed until the meeting minutes have beenapproved.16-3 STANDARDS FOR ISSUANCEThe Board shall issue a CUP only after all of the following standards aresatisfied, provided that all other provisions of this section have beencomplied with:CONDITIONAL USE STANDARDS 127
