<strong>The</strong> Architectural Review<br />

Committee (ARC) has been in the<br />

process of reviewing and revising,<br />

as necessary, the entire array of<br />

Architectural Guidelines. Early in<br />

this process the committee identified<br />

that the guidelines concerning<br />

exterior lighting in <strong>The</strong> <strong>Galena</strong><br />

<strong>Territory</strong> had become obsolete due<br />

to the advance of technology in<br />

this area. <strong>The</strong> current guidelines<br />

do not allow lights to be left on<br />

overnight (solar lighting remains<br />

on all night), the 40 watt specification<br />

does not apply to florescent<br />

and other types of lighting<br />

now available, plus more issues<br />

had to be resolved. So, all of this<br />

required the committee to address<br />

exterior lighting guidelines on a<br />

priority basis.<br />

A small team was formed with<br />

three committee members and a<br />

property owner advisor volunteering<br />

to take a fresh look at the<br />

entire subject of exterior lighting.<br />

After a number of meetings, research<br />

and discussion, a revised<br />

set of exterior lighting guidelines<br />

were finalized. <strong>The</strong>se guidelines<br />

were presented to and approved<br />

by the Architectural Review<br />

Committee on Sept. 23, <strong>2011</strong>,<br />

and subsequently presented to<br />

and approved by the GTA Board<br />

of Directors on Oct. 1, <strong>2011</strong>. <strong>The</strong><br />

revised guidelines are presented<br />

here for your review<br />

<strong>The</strong> overall purpose of the<br />

Exterior Lights guidelines is now<br />

stated clearly, that is, to preserve<br />

the beauty of our night sky.<br />

You will notice that overnight<br />

solar lighting is now permitted, for<br />

safety purposes only, along driveways,<br />

walkways and stairs and<br />

with maximum spacing. Overnight<br />

solar lights are not allowed for<br />

landscape and accent lighting.<br />

It is important that before the installation<br />

of any exterior lighting,<br />

the Architectural Review Office be<br />

consulted for advice and approval<br />

for specific fixtures and applications.<br />

We are confident that GTA<br />

members whose exterior lighting<br />

applications are outside of these<br />

revised guidelines will come into<br />

compliance as soon as possible so<br />

we can all better enjoy our beautiful<br />

night sky.<br />

ARCHITECTURAL REVIEW GUIDELINES AND REVIEW PROCEDURES<br />

N. EXTERIOR LIGHTS – REVISED OCT. 1, <strong>2011</strong><br />

One of the gifts offered to the guests and residents of <strong>The</strong> <strong>Galena</strong> <strong>Territory</strong><br />

is the beauty of our night sky. Very bright, harsh exterior lighting is not in<br />

keeping with this concept of our night sky enjoyment and can be offensive to<br />

neighboring properties. <strong>The</strong> Architectural Guidelines seek to find a balance<br />

between this vista and everyone’s safety and enjoyment.<br />

Farm lights, flood lights, and high intensity security lights will not be approved.<br />

Post lights should not exceed 6’ in height to the top of the light fixture,<br />

and the light source must be directed downward and of sufficiently low<br />

wattage (450 lumens or 40 watt incandescent maximum) to reduce glare.<br />

Direct glare shall be minimized through the use of sufficient shrouding or<br />

opaque glass so that the light bulb is not visible through the glass and cannot<br />

exceed 450 lumens (40 watt incandescent). No fixtures with clear glass lenses<br />

will be approved.<br />

All-night lighting in the form of solar lights is permissible for safety purposes<br />

only (i.e. driveways, walkways and stairs). Residents are encouraged<br />

to stay away from blue lights and should use warmer hues of yellow and soft<br />

white. Strategic, maximum spacing is required. Use of lights as landscape and<br />

architectural accents is not allowed. All-night outside illumination, other than<br />

solar lighting, is not permitted.<br />

Prior to the new installation or replacement of exterior lights consult with<br />

the Architectural Review Office. A booklet and display of approved exterior<br />

light fixtures is available.<br />

<strong>The</strong> Architectural Review Committee must approve installation of any type<br />

of outside lights.<br />

In keeping with desired peace and enjoyment of the natural beauty of <strong>The</strong><br />

<strong>Galena</strong> <strong>Territory</strong>, all exterior audio speakers are prohibited.<br />
