and safely maintained. If the ways and utilities are proposed to be accepted by the <strong>Town</strong>,<br />

the Planning Board may require the applicant to ensure that the roadways meet all<br />

requirements <strong>of</strong> its "Rules and Regulations Governing the Subdivision <strong>of</strong> Land" or to<br />

make repairs to the facilities proposed for acceptance, as a pre-condition to such<br />

acceptance.<br />

5.8.1.5 Performance Security: The Planning Board may require sufficient security to<br />

insure completion <strong>of</strong> the roads and utilities to its subdivision standards. The form <strong>of</strong><br />

security selected, and procedures for reducing or releasing said security, shall comply<br />

with the "Rules and Regulations Governing the Subdivision <strong>of</strong> Land" and with the<br />

Subdivision Control Law (MGL, Ch. 41, 5.81-U).<br />

5.8.1.6 Stopping Sight Distance: Any street which provides access to a Business<br />

Enterprise Park shall have the minimum stopping sight distance at the entrance to the<br />

Park as specified in the following table:<br />

5.8.2 Landscaping Requirements<br />

In addition to Section 3.2.3.2, Industrial Park Buffers, and Section 3.2.3.3, outside bulk storage,<br />

the following landscaping and screening requirements shall apply. (The requirements <strong>of</strong> Section<br />

4.2.4.5 shall not apply to industrial and <strong>of</strong>fice parks.)<br />

5.8.2.1 The front yard set back area <strong>of</strong> each lot, except for driveways and walkways,<br />

shall be landscaped with an effective combination <strong>of</strong> trees, ornamental trees, ground<br />

cover, shrubbery, and lawn.<br />

5.8.2.2 Within parking lots, there shall be provided one tree for every ten (10) spaces. A<br />

minimum <strong>of</strong> five (5) per cent <strong>of</strong> the parking lot area having twenty-five (25) or more<br />

spaces shall be maintained with landscaping.<br />

5.8.2.3 Removal <strong>of</strong> healthy trees over five (5) inches in diameter at breast height (dbh)<br />

shall be minimized along roadways to the maximum extent practicable. Any such trees<br />

as are removed shall be replaced. New or replacement trees must be at least two (2)<br />

inches dbh.<br />

5.8.2.4 All landscaped areas shall be properly maintained. Shrubs or trees which die<br />

shall be replaced within one growing season by the property owner.<br />
