14.2.1 Estimated Project Costs – Resort Zone
Total estimated Project costs for the Resort Zone during the 4 year development phase is estimated at
PKR 6,672 million (US$ 78.5 million). Breakdown of Project costs is as under:

The Project development costs (amounting to PKR 5,651 million) include the effects of the following:
1. Escalation costs over the 4 year development phase applied over base Project costs @ 6.5%
p.a.
2. Soft costs over Project base costs adjusted for escalation. These further include:
a. Project Consultancy Costs: 2.5%
b. Project Administration Costs: 3%
c. Project Management: 4%
3. Land price included in the infrastructure cost representing a notional value of PKR 399 million.
14.2.2 Project Development Timelines
As indicated in the graph above, the Project development period is estimated to be 4 years during
which the development works in respect of the Resort Zone (including the Infrastructure works) and the
Recreational Zone are expected to be completed.
