For that reason precisely,Croatia is a relatively inexpensive and convenient marketfor foreign citizens, especially those that live in the EU, somany experts believe that real estate prices in Croatiawill not drop. On the contrary, they will continue to growfor a while, but we will witness a filtration of sorts – thosereal estates that offer nothing except for high prices,which are old, ruinous or have been poorly constructed,will definitely have reduced prices, but the prices of eliteapartments in luxurious buildings on attractive locationswill still keep growing. However, with a slightly reduceddynamic and intensity. Realistically, the prices will keepgrowing until the moment Croatia enters the EU, afterwhich they will be equalled and brought to the level ofthose in the remainder of the Union. Just as an example,we must say that a price of a decent apartment in Londonis often above 5000 euros per square metre, whileapartments in cities like Vienna and Budapest are slightlyless expensive. And will the buying power of the averageCroatian citizen be increased when our country entersthe EU? It can’t hurt us to believe so.Adriatic Coast – A New Season Delivering New PricesSome polls say that apartment prices in Zagreb havedropped, but the fact that they did so by only 0,4 percentwill hardly comfort anybody, and any serious realestate agency will confirm that quality apartments in attractiveareas (sub-Sljeme zone, Jarun, Zelengaj) are stillbecoming more and more expensive. However, prices ofsuch real estates are growing in much more moderatemanner, which is certainly significant and further showsthat we can expect some sort of stabilization. But what ishappening on the coast? Prices are slowly growing in thatarea because a new season is coming our way. Summer,warm days and beautiful beaches all the way from Istriato Dubrovnik have an alluring effect on foreign buyers,who still show a great deal of interest in buying despitethe fact that those prices are literally astronomical for anaverage Croatian citizen. And why is that? Simply because– as high as they may seem – prices of exclusivehouses, apartment buildings and newly built villas on theAdriatic are still a lot less expensive than similar objects onItalian, French or Spanish coasts.And what do the experts say? Manager of Burza Nekretninad.o.o., Ljiljana Ralić, has this to say for <strong>DalCasa</strong> Magazine:“According to Burza Nekretnina’s information, andwe closely follow the market and price movement on aweekly basis, the average demanded price for an apartmentin the month of May was 2064 €/m 2 , which is aboutseven percent higher than it was in last year’s May whenthe average price was 1924 €/m 2 .As far as house prices are concerned, they have been increasedfor 6,8 percent over the course of last year (currentaverage demanded price for houses on the coast is1857 €/m 2 ).During the first quarter of this year, real estate prices onthe coast have increased for about 1,5 percent, whichis a smaller margin than what we witnessed in the sameperiod of last year (when the prices increased for about3,5%), and in line with the general movement of priceson the Croatian real estate market, an expected slowergrowth of prices is clearly indicated.With the summer season and vacation period upon us,which will result in an arrival of a great number of touristson our coast, we are witnessing an expected and constantannual increase of prices, so the prices are likely toslightly grow over the next period.The offering of apartments on the coast is big and diverse39
