1. Introduction
What is BIM?
Simplistically it is a
graphical database that
assists in collaboration
and reduces risk. It also
creates photo realistic
visualisations to assist
client’s understanding
of proposed facilities.
“Building Information Modelling is a digital
representation of physical and functional
characteristics of a facility creating a shared
knowledge resource for information about it forming a
reliable basis for decision making during its life cycle,
from earliest conception to demolition.”
BIM covers geometry, spatial relationships, light
analysis, geographic information quantities and
properties of building components.
Why should you use it?
BIMs are based on three dimensional objects rather
than AutoCAD’s two dimensional lines. This produces
a sophisticated construction model with intelligence.
This allows clash detection, quantity extraction,
specification, phasing and the ability to view the model
from any angle.
Why has it been introduced?
BIM has been used in other industries, such as
aerospace and car manufacturing, for over twenty
years. The software has matured and the hardware is
now affordable. The US Government has mandated
BIM on all federal projects which has boosted the
industry.
What are the benefits for project delivery?
BIM is a collaborative tool. All the information is stored
within one file. The design team use the same data
