BE 4.1.5.1 PRE-PROPOSAL/PRE-BID CONFERENCE<br />

If specified, Offerors shall not be required to attend. They may question or comment on<br />

the specified ro<strong>of</strong>ing system, materials, details, and any other details thought to affect<br />

the ro<strong>of</strong>. Response to comments shall be in writing or by Addendum if Final<br />

Construction Documents need changing.<br />

BE 4.1.5.2 PRE-ROOFING CONFERENCE<br />

BE 4.1.6 GUARANTEES<br />

1) A conference shall be required and held before ordering ro<strong>of</strong>ing materials.<br />

2) Representatives <strong>of</strong> the <strong>University</strong> (including the Ro<strong>of</strong>ing Inspector), A/E, general<br />

contractor, ro<strong>of</strong>ing contractor, deck contractor, mechanical contractor, and<br />

ro<strong>of</strong>ing manufacturer will attend.<br />

3) Review plans, specifications, flashing details, work scheduling, and workmanship<br />

standards required. Resolve problems and discrepancies.<br />

4) Prepare a written record <strong>of</strong> proceedings and make it a part <strong>of</strong> the job record.<br />

Specify guarantees and warranties for new construction or rero<strong>of</strong>ing in the Special<br />

Conditions or General Requirements (Division 1) as follows:<br />

BE 4.1.6.1 FOR NEW CONSTRUCTION<br />

The general contractor shall submit a written guarantee in which he agrees to maintain<br />

the entire ro<strong>of</strong> system(s) in a completely watertight condition at no cost to the<br />

<strong>University</strong> for two (2) years from date <strong>of</strong> final acceptance; except the water tightness<br />

guarantee shall not be enforced when the contractor can prove water damage was<br />

caused by the <strong>University</strong>.<br />

The guarantee shall cover the ro<strong>of</strong>ing membrane and flashing, metal flashing, parapet<br />

coping, and all properly detailed penetrations <strong>of</strong> the ro<strong>of</strong>ing membrane for such things<br />

as stacks, curbs, expansion joints, etc., which exist when the work is performed.<br />

Provide the following ro<strong>of</strong>ing contractor’s guarantee on the general contractor’s<br />

guarantee form:<br />

“The ro<strong>of</strong>ing contractor shall guarantee its materials and workmanship associated<br />

with the ro<strong>of</strong>ing, flashings, and sheet metal Work incidental to the Work required<br />

under the ro<strong>of</strong>ing subcontract, against defect due to faulty materials or<br />

workmanship for a period <strong>of</strong> two (2) years from the date <strong>of</strong> completion <strong>of</strong> such<br />

Work. It is understood and agreed by all parties hereto that the responsibility <strong>of</strong> the<br />

ro<strong>of</strong>ing contractor under this guarantee form or any Contract Document shall be<br />

limited to the limited guarantee herein expressed by said ro<strong>of</strong>ing contractor.”<br />

Provide the following <strong>University</strong> agreement on the contractors guarantee form:<br />
