DEFINITIONS, AND GENERAL<br />

CHAPTER ONE<br />

1.2.13 PLAT<br />

A map or drawing upon which the development plan is presented for<br />

approval.<br />

1.2.14 RESIDENTIAL EQUIVALENT UNIT- REU<br />

A unit equal to one average household’s water or sewer use.<br />

1.2.15 SUBDIVDER<br />

Any person, firm, corporation or other legal entity subdividing l<strong>and</strong> within<br />

the jurisdiction of Horry County for the purpose of industrial, commercial<br />

or residential development.<br />

1.2.16 SUBDIVISION<br />

The division of a tract, parcel, or lot into two or more lots or building sites,<br />

or other divisions for the purpose, whether immediate or future, of sale,<br />

legacy, or building development <strong>and</strong> includes all division of l<strong>and</strong><br />

involving a new street or change in existing streets <strong>and</strong> includes resubdivision<br />

<strong>and</strong>, where appropriate, relates to the process of subdividing<br />

or to the l<strong>and</strong> or area subdivided. Subdivision shall also refer to uses of<br />

l<strong>and</strong> not ordinarily considered a subdivision but requiring utility<br />

installations. Examples of these uses are mobile home parks, multi-family<br />

projects, townhouses, <strong>and</strong> planned unit developments.<br />

1.2.17 UNIT<br />

Residential: Any single dwelling designed for occupancy by one family<br />

with one kitchen.<br />

Commercial: Any business within a building that is designed for<br />

occupancy by one or more tenants, shall have unit equivalency calculated<br />

utilizing approved unit contributory loading guidelines with a minimum of<br />

1 REU per account.<br />

1.2.18 UTILITY RIGHT OF WAY/ EASEMENT<br />

Private right-of-ways or easements granted to the <strong>Authority</strong> shall not be<br />

deemed dedicated to the public but shall be for exclusive use of the<br />

<strong>Authority</strong>. For an example of the st<strong>and</strong>ard right-of-way form required by<br />

the <strong>Authority</strong>, see the right-of-way form (Appendix 2). The <strong>Authority</strong><br />

reserves the right, at its sole discretion, to amend or modify said st<strong>and</strong>ard<br />

form.<br />
