Also, a permanent easement centered over the water <strong>and</strong>/or sewer main<br />
lines <strong>and</strong> appurtenances based on a 1:1 slope as measured from the bottom of the<br />
water <strong>and</strong>/or sewer main lines <strong>and</strong> appurtenances to finished grade elevation but<br />
not less than fifteen (15’) feet in width. Increases in easement width greater than<br />
fifteen (15’) feet, shall be in five (5’) foot increments.<br />
The Grantor herein by these premises warrants <strong>and</strong> covenants that there<br />
are no liens, mortgages, or other encumbrances affecting or pertaining to the<br />
right-of-way herein granted, except as follows: (Name of lien holder <strong>and</strong>/or<br />
mortgagee here if applicable. If not applicable state “N/A”) <strong>and</strong> that the<br />
Grantor is empowered <strong>and</strong> vested with authority to enter into <strong>and</strong> execute the<br />
within grant of easement.<br />

heirs, (as the case may be) <strong>and</strong> all persons whomsoever lawfully claiming, or to claim the<br />
