建 了 獅 門 大 橋 、Park Royal 購 物 中 心 等 幾 乎 公 司 所 有 的 重 大
項 目 。 當 時 公 司 的 管 理 層 頗 有 遠 見 地 要 求 Richardson 將 獅
門 大 橋 從 兩 個 車 道 改 成 三 個 車 道 , 中 間 車 道 可 調 換 行 車 方
向 以 配 合 交 通 流 量 。 回 憶 起 當 初 的 點 點 滴 滴 ,Richardson
開 心 地 表 示 ,「 他 們 是 我 遇 到 的 最 好 的 老 闆 。 但 沒 有 人 能
預 知 未 來 , 我 當 時 也 沒 想 到 會 是 今 天 的 局 面 , 否 則 , 我 會
買 更 多 的 土 地 !」Richardson 在 1950 年 以 300 加 元 的 價 格 買
下 了 俯 瞰 English 灣 的 一 片 山 坡 。 到 2007 年 , 這 裏 的 土 地 價
格 已 經 暴 漲 。British Pacific Properties 花 費 了 七 十 年 的 時

Ketchum 夫 婦 的 家 門 , 他 也 是 British Properties 社 區 的 「 粉
絲 」 之 一 , 非 常 希 望 能 買 下 Ketchum 夫 婦 的 房 子 。 最 終 ,
這 宗 生 意 以 Ketchum 夫 婦 無 法 拒 絕 的 高 出 市 場 的 價 格 成 交
了 。 這 位 中 國 人 成 為 了 一 位 快 樂 的 British Properties 新 業
主 , 而 他 只 是 越 來 越 多 的 British Properties 的 中 國 新 成 員 之
一 。 當 這 幅 畫 卷 向 未 來 展 開 時 , 又 會 有 甚 麼 樣 的 新 故 事 會
出 現 在 這 個 全 加 拿 大 最 顯 赫 的 社 區 裏 呢
and to design the middle lane changeover procedure. Beginning
in 1940, Ed engineered work on the bridge, the building of Park
Royal Shopping Centre—the first of its kind in Canada—and
“absolutely everything else for the Properties,” he says cheerfully.
“They’re the best people I’ve ever worked for.” Did they know
just how desirable their land would one day be
“Everybody hoped but nobody knew. I didn’t know or I’d have
bought more!” Ed bought his hillside parcel that overlooks English
Bay in 1950 for 300 dollars.
By 2007, those parcels were going for far more. Seventy years
after first breaking ground, only about half of the 4,700 acres
owned by British Pacific Properties had become neighborhood
and a community committee was at work to determine how
the next 195 acres would join it. The Rodgers Creek Area Plan
was soon struck. By then, the words “diversity,” “density” and
“sustainability” had taken on entirely new meaning in common
speech, including in the corridors of the empire.
The Rodgers Creek plan is pinned up in BPP’s West Vancouver
office on a paper scroll—in English, of course. But the direction
of its construction will unfurl the real thing onto the hillside
like a story told from right to left, as if in Chinese.
Fitting, since these days the modern chapter of this story is
being retold in Chinese more than any other language. Earlier
this year, the Ketchums answered a knock on their door to find
someone standing there with an offer to buy their home. They
accepted—for a price above market value. The happy new owners,
like many moving into the British Properties, are from China
and the feeling around the neighborhood is one of curiosity
and anticipation to find out what new contributions and unique
friendships will be made in one of Canada’s most significant
neighbourhoods as it unfurls into the future.
