Based on zoning ordinances for the various watershed communities, the<br />
projected future land use indicates that residential, industrial, and<br />
commercial land uses will expand. To cover most of the watershed only the<br />
northern and western areas are projected to be dominated by agricultural use<br />
(except for one corridor that includes the City of Dewitt). Figure 3-5 shows<br />
the anticipated future land use.<br />
Urbanized Land Use<br />
The major urbanized areas of the watershed are the Cities of Lansing, East<br />
Lansing, and Dewitt; and Meridian, Bath, Dewitt, and Lansing Townships.<br />
The predominant land use type within these communities is single-family<br />
residential.<br />
Several major thoroughfares transect the watershed, including Interstate 69<br />
(I-69) and US-127. These highways (including I-96, which is located a couple<br />
of miles south of the watershed) are critical for commerce within the state.<br />
They also substantially influence future development by opening up more<br />
rural townships and cities to convenient intra- and interstate travel,<br />
particularly at access and exit ramps.<br />
Figure 2-5 illustrates that urbanization will increase substantially in Bath,<br />
Watertown, and Woodhull Townships. The population predictions<br />
presented in Table 3-2 support the projected land use growth observed in<br />
Figure 2-5, with the exception of Victor Township which is expected to grow<br />
23% every decade (based on 2000 population data).<br />
If the estimated future land uses are correct, the watershed will see a 53%<br />
increase in urbanized lands.<br />
