other open space areas. These greenways may containbicycle paths, footpaths, and bridle paths. Connectinggreenways between residences and recreational areas areencouraged.(d)Landscaped areas, lawns and required buffer areas, includingcreative landscaped areas with gravel and tile, so long as thetile does not occupy more than two percent of the requiredopen space. Lawns, with or without trees and shrubs shall bewatered regularly to ensure survival, and mowed regularly toensure neatness.5. Preservation of Open SpaceLand designated as open space may not be separately sold,subdivided or developed. Open space areas shall be maintained sothat their use and enjoyment as open space are not diminished ordestroyed. Open space areas may be owned, preserved andmaintained as required by this section by any of the followingmechanisms or combinations thereof:(a)(b)(c)Dedication and acceptance by the County.Common ownership of the open space by a homeowner’sassociation, which assumes full responsibility for itsmaintenance.Deed-restricted, private ownership which shall preventdevelopment and/or subsequent subdivision of the openspace land and provide the maintenance.In the event that any private owner of open space fails to maintainsame, the County may in accordance with the Open Space Plan andfollowing reasonable notice, demand that deficiency of maintenancebe corrected, and enter the open space to maintain same. The costof such maintenance shall be charged to those persons having theprimary responsibility for maintenance of the open space.Section 2.02-5Off-Street Parking and Loading1.
