f. Be provided with a cul-de-sac in accord with the provisions ofSection 2.05-2(3);g. Observe minimum street offsets for public streets. When an off-setin alignment of a street occurs, a distance of at least one hundred<strong>and</strong> twenty-five (125) feet shall separate opposing streets fromcenterline to centerline; (Amended 5/15/2000)h. Not connect to another private road or on both ends to a publiclymaintained road;i. Observe the sight distances for St<strong>and</strong>ard Street Intersection 3(shown on Street Illustrations);j. Be approved as to street name by the <strong>Spartanburg</strong> <strong>County</strong> PlanningDepartment staff;k. Meet the <strong>County</strong>'s Storm Water Management <strong>and</strong> SedimentReduction Regulations;l. Prior to recording, receive written approval of the Planning Directorwho shall determine that there is prominently printed in all capitalletters at least 3/8" upon the plat the following:"The road right-of-way easements shown on this plat shall be privateroads, not owned, maintained or supervised by <strong>Spartanburg</strong> <strong>County</strong><strong>and</strong> not constructed pursuant to any plan for future acceptance by<strong>Spartanburg</strong> <strong>County</strong>"“There shall be a maximum of eight (8) lots with one (1) dwelling unitper lot, <strong>and</strong> lots shall not be further subdivided unless all otherrequirements of this ordinance are met.”m. Be accompanied by the following deed restriction <strong>and</strong> said restrictionshall be approved by the Planning Director for recordation with thedeed, stating that:"Incorporation of these restrictions by reference in deeds of theproperty shall constitute in each deed a covenant running with thel<strong>and</strong> as follows: "As part of the consideration it shall be the duty ofthe grantee to maintain the private road rights-of-way easementsshown upon the plat referred to <strong>and</strong> this shall be covenant runningwith the title".2-62
