Section 2.06-4Resource IdentificationProposed conservation subdivisions shall include a survey <strong>and</strong> inventory ofon-site resources, including:forested areas <strong>and</strong> tree linesactive agricultural l<strong>and</strong>shistorical siteswetl<strong>and</strong>sflood hazard areaswildlife habitatsrare, threatened <strong>and</strong> endangered wildlife habitats <strong>and</strong> plantsscenic vistasl<strong>and</strong> slopes exceeding 25 percentThe <strong>County</strong> Planning Department may assist in the identification of theseresources relative to a given site but it is the responsibility of the applicantdeveloperto provide a full <strong>and</strong> complete inventory of on-site resources.Section 2.06-5General Design St<strong>and</strong>ardsProposed conservation subdivisions shall adhere to the following <strong>design</strong>st<strong>and</strong>ards.1. Resource Protection DesignIdentified on-site resources shall be avoided in the <strong>design</strong> of aconservation subdivision. The developer shall <strong>design</strong> around suchresources to the extent practical <strong>and</strong> feasible. While excluding suchareas from <strong>development</strong>, they shall nonetheless be incorporated intothe overall site <strong>design</strong>.2. Cluster Development DesignAll conservation subdivisions shall adhere to cluster <strong>development</strong><strong>design</strong> principles <strong>and</strong> practices. Clustering shall be done in such amanner as to meet the purposes of this Section.Section 2.06-6Specific Design St<strong>and</strong>ardsTo qualify as a conservation subdivision, the following <strong>design</strong> st<strong>and</strong>ardsmust be met.1. Not less than 40 percent of the site shall be reserved <strong>and</strong>permanently protected from <strong>development</strong> by:2-70
