This year has already started very positively for us, as the demand for
office and logistics space in Vienna AirportCity continues to be strong,
and we have already been able to attract several new international
companies to our location. In particular, the demand for modern
logistics space and land very often exceeds the available supply.

The rising interest rates and construction costs are one concern. Due to the war
events in Ukraine, the continuing international tensions have also led to changes
and uncertainties on the real estate market. The players in the real estate sector
will have to react to those two factors.

I am convinced that all of the above factors need
to calm down, as they are having a negative
impact not only on the real estate sector, but on
our entire society. Therefore, countermeasures
by all key stakeholders are urgently needed to
ensure sufficient construction activity and, thus,
a secure supply of living and working space.

Inflation trends, ESG and construction cost increases can be considered as
the three most important issues. These three factors in particular will lead
to rapid and necessary changes within the industry.
This year, we will continue to push the
expansion of Vienna AirportCity with great
commitment. For example, we are looking
forward to the groundbreaking ceremony for
the new “Vienna House Easy” hotel in the fall.
This will provide our customers with over 1,400
hotel rooms, directly at the location in three
hotels, from spring 2025. However, we also
want to further expand our range of modern
office space to meet the high demand in the
future. Concrete plans for an “Office Park 5” are
already well advanced.
