Previously Developed Land – fully defined in PPG3, Annexe 3. Land which is or was<br />
occupied by a permanent structure (excluding agricultural or forestry buildings), and<br />
associated fixed surface infrastructure. The definition covers the curtilage of the<br />
development and is also known as 'brownfield’ land.<br />
Ramsar Sites – a wetland site of Special Scientific Interest which is designated under<br />
the Ramsar Convention as being of international importance.<br />
Regional <strong>Plan</strong>ning Guidance – the Government’s <strong>Plan</strong>ning Policy Guidance for the<br />
administrative regions covered by its offices for the UK regions. RPG11 covers the West<br />
Midlands and sets out the framework for development plans in the region.<br />
Renewable Energy – energy forms that occur naturally and repeatedly in the<br />
environment such as wind, solar and tidal power.<br />
Scheduled Ancient Monument – features (both underground or on the surface) of<br />
archaeological or historic interest identified by the Secretary of State Culture, Media and<br />
Sport which are subject to legal protection to prevent them being damaged or destroyed.<br />
The regulations are similar to those applied to Listed Buildings but are administered by<br />
English Heritage rather than Local Authorities.<br />
Section 106 Agreement – a legal document which seeks to ensure compliance with the<br />
necessary requirements of a planning permission to which it relates.<br />
Sequential Approach – order of preference approach to the location of all new<br />
development in the following order: locations within urban areas on previously developed<br />
land; locations within urban areas on greenfield land, followed by; locations adjacent to<br />
urban areas outside the Green Belt and adjacent to the urban area in Areas of<br />
Development Restraint. In exceptional circumstances locations adjacent to urban areas<br />
on land currently designated as Green Belt.<br />
