Control Measures Visual impact will be minimised through a range of control measures, which will include, but will not be limited to those outlined below. The construction site will be kept tidy and rubbish free. The site will be rehabilitated as soon as possible. On completion of work, all vehicles, materials and refuse relating to the works will be removed. 4.11 Land Use Existing Situation The proposed site is on land owned by RailCorp and zoned for the purposes of a railway under the Rockdale LEP. This BTS site is located on a cleared, grassy area within RailCorp land, approximately 8 metres north of the track on the Airport & East Hills line. The neighbouring land generally consists of residential, retail and commercial properties. The Kingsgrove shopping area is located to the south along Kingsgrove Road. Potential Impacts The proposal will not affect or alter the current use of the site or the immediate surrounding area. It will not have any effects on the use of the neighbouring properties. Control Measures No specific control measures are required. 4.12 Socio-Economic Effects Existing Situation The proposed site is in the Rockdale LGA which, in the 2006 census, had a population of 92,000. The main employment areas are cafes and restaurants, hospitals and school education. The suburb of Kingsgrove is a mixture of commercial and residential land use with the nearest residential properties located approximately 30 metres away on the corner of Kingsgrove Road and Kingsgrove Avenue. Potential Impacts Social and economic considerations typically focus on the effect on the local community as a whole, and on any local businesses. Amenity issues such as noise, visual impacts and traffic are some of the key areas that can affect the community and are discussed in detail in Sections 4.5 4.10 and 4.14. Page 51 of 78
