It revealed that property prices in the North West areaof the City (W9 and W10) were notably lower than elsewhere. The BNAM is the main method for calculating affordablehousing requirements suggested in Government guidance ‘Local Housing Needs Assessment: AGuide to Good Practice’ (ODPM 2000).The BNAM sets out 18 stages of analysis to produce an estimate of the annual requirement foradditional affordable housing. The model can be summarised as three main analytical stages with afourth stage producing the final requirement figure.
