The Planning Board dedicated a significant portion <strong>of</strong> its February 26 th meeting to reviewing the<br />

criteria set forth in the Protective Bylaw for the review <strong>of</strong> site plans. This was the first <strong>of</strong><br />

several workshops the Board plans to have leading to the development <strong>of</strong> recommended bylaw<br />

amendments.<br />

Zoning Board <strong>of</strong> Appeals (ZBA) – There were two ZBA meetings in February 2013.<br />

One <strong>of</strong> the special permit applications before the ZBA in February was a modification <strong>of</strong> a<br />

previously issued special permit. On February 21,2013 Judge Sands <strong>of</strong> the MA Land Court ruled<br />

in favor <strong>of</strong> the complaint filed by Hallock and Deadrick appealing a special permit granted to<br />

Chandler regarding a single family dwelling at 24 Windmill Lane. Staff is reviewing this decision<br />

with legal counsel to assess the potential effect on future applications for the expansion or<br />

alteration <strong>of</strong> non-conforming dwellings.<br />

The following two tables provide a comparison <strong>of</strong> the 2012 and 2013 permitting activity <strong>of</strong><br />

these four land use regulatory boards/commissions.<br />
