The easing of the pandemic and the return to (new) normality will lead to a greater sense of
optimism and positive change in society. We are currently experiencing a massive reshaping
of working environments and consumer behavior. These trends result in high demand for
modern, technically perfectly equipped office space and new logistics space in close proximity
to urban centers.

I am convinced that ESG and COVID-19 will have an impact on real estate
valuation. In what form and to what extent this will be implemented remains
to be seen.

Numerous economic factors in recent months indicate an end
to the long period of low interest rates. I therefore consider an
increase in interest rates to be very likely. A sustained factoring
of environmental risks is due on the one hand to climate change
and its adverse effects, and on the other hand, to future political
conditions.
The Covid-19 pandemic has already led to adjustments in leases.
Whether this justifies higher risk premiums remains to be
negotiated by market participants.
I see the implementation of ESG, a rapid digital transformation of the real
estate industry and the creation of more affordable housing as key challenges.
Satisfactory approaches to solutions will only be achieved by involving all
stakeholders.

We are consistently continuing the
development of Vienna AirportCity
this year. One particular focus is
on expanding the range of services
for our tenants. For example, we
are going into full operation with
our Conference - CoWorkingcenter
in Office Park 4. As part of our
e-mobility strategy, we are also
building a large fast-charging
station that will be available to all
tenants and passengers.
