Mills’ fi rst international development, Madrid Xanadu, a Madrid-based pan-<br />
European center, opened May 2003. Madrid Xanadu will provide a platform for<br />
a development pipeline that the company anticipates will enable it to open one<br />
center per year for the next several years. Efforts are currently under way in<br />
Spain and Northern Italy to implement this plan. Mills utilizes the basic tenets<br />
of real estate when selecting its sites: location, government support, keen<br />
tenant interest and a strong local partner.<br />

Mills <strong>Global</strong> is considering alternative formats for its developments in Europe.<br />
In addition to retail, schemes that are comprised of residential and offi ce<br />
components are currently contemplated. Mills anticipates partnering with<br />
national entities that specialize in these development disciplines. Mills <strong>Global</strong><br />
will also continue to expand its strong retail/leisure tenant base throughout<br />
Europe.<br />
Through these efforts, Mills <strong>Global</strong> looks forward to creating a portfolio of<br />
retail and leisure destinations in Europe. The Mills tradition of providing the<br />
consumer with the most unique shopping experience will be continued on an<br />
international basis.<br />
