Final Report<br />

The current planning controls are generally considered appropriate to achieve the strategic<br />

directions of the precinct. Consideration should be given to providing further appropriate<br />

protection to all natural resources and to protection of the main landscape elements.<br />

Recommendations<br />

To implement the strategic direction, the following planning controls are recommended:<br />

Retain the Farming Zone and the associated schedule of a 40 hectare minimum lot size.<br />

Retain the <strong>Rural</strong> and Environmental Development Policy but redraft to make the policy<br />

clearer.<br />

Apply the Environmental Significance Overlay (Schedule 1) to the Waurn Ponds Creek.<br />

Apply the Significant Landscape Overlay to the volcanic cone of Mount Moriac and the<br />

hills north of Barrabool Road.<br />

Investigate Siting & Design guidelines for buildings and farm structures.<br />
