has excellent lighting, air conditioning and sound qualities.<br />
- All of the business premises, about a hundred of them,<br />
have been rented and the interest is huge, even to<br />
the point that there is a large waiting list. The owner<br />
has no intention of selling the business premises within<br />
the shopping centre, as they are currently rented at<br />
a price of 12-35 euros per square metre. The centre<br />
came about partly due to Mr. Kerum’s private investment<br />
(60 percent) and partly due to the investment by<br />
business partner Immorent Leasing from the Erste Bank<br />
Group (40 percent). We’re hoping that the investments<br />
will pay off within the next ten years as the renting<br />
payments we receive will cover the credit instalments<br />
– says owner’s assistant Danijela Špalj, adding that no<br />
larger work is planned in the foreseeable future apart<br />
from widening the parking lot (currently featuring 380<br />
spaces), which could be accomplished by asking the<br />
City to rent their land just west of the centre.<br />
Engineer Zoran Jaramaz, the main designer of the<br />
project, points out that the shopping centre “Joker” is<br />
the first project that is based on the new General Urban<br />
Plan that was adopted in Split in 2005, and which predicted<br />
a business zone in a location that was previously<br />
held by “Jugoplastika” factories.<br />
- In the beginning, we found three large manufacturing<br />

“Sukiennenice”, which is the oldest shopping centre<br />
in Europe, is located in Krakow in Poland where we<br />
also find “Rynek Glowny”, the largest square in Europe<br />
(200x200 m). The centre has been in business<br />
for over 700 years, and the way it looks today dates<br />
back to 1555<br />
hall-rooms of the “socialist” type that stood opposite<br />
to the shipyard. Considering they were in pretty good<br />
shape, we took maximum advantage of them. We demolished<br />
a part of the yard, which resulted in a space<br />
for the centre’s gallery that now stands at the intersection<br />
of three streets. We set the new foundations and<br />
started digging the garage, as much as we were allowed<br />
to by the circumstances. The main portion of<br />
the work was preformed by the “Svod” firm with their<br />
subcontractors, and there were sometimes as many as<br />
500 workers in the location. When the glass façade was<br />
assembled near the end of the works, “Joker” finally<br />
became a centre that is not ashamed facing the world<br />
– Jaramaz says, adding that this multi-functional centre<br />
is among the biggest in Dalmatia. The title of the biggest<br />
in Croatia, with its 140.000 square metres, belongs<br />
to the Tower Centre in Rijeka.<br />
