Overview <strong>of</strong> Future Parking Characteristics<br />

nearby, the parking demand flows onto<br />

the road network, with consequent<br />

impact on adjacent land uses.<br />

While new developments are reviewed<br />

comprehensively with respect to parking<br />

adequacy, the above land uses are<br />

existing land uses where it would not<br />

be possible to force additional <strong>of</strong>f-street<br />

parking on these land uses. Therefore,<br />

increasing parking demands, for example<br />

with the employment <strong>of</strong> additional staff,<br />

would exacerbate the on-street parking<br />

situation in these areas.<br />

Impact <strong>of</strong> Airport developments<br />

The largest developments in the<br />

<strong>City</strong> are occurring within the Airport<br />

precinct. As State Planning regulations<br />

do not apply for the Airport precinct,<br />

there are significant concerns about<br />

the impact <strong>of</strong> parking from the<br />

proposed developments. Intrusion into<br />

the residential areas would result in<br />

increased complaints from residents.<br />

While the <strong>City</strong> is able to provide<br />

comments on the adequacy <strong>of</strong> parking<br />

for various proposed developments<br />

within the Airport precinct, continuing<br />

monitoring <strong>of</strong> the parking impacts <strong>of</strong><br />

the precinct is necessary and parking<br />

control action may need to be taken<br />

to protect residential amenity in these<br />

critical areas.<br />

Summary<br />

Future parking requirements can be<br />

set through the Development Plan for<br />

the <strong>City</strong> <strong>of</strong> <strong>West</strong> <strong>Torrens</strong>. The current<br />

review, The future <strong>of</strong> <strong>West</strong> <strong>Torrens</strong><br />

Section 30 Development Plan Review<br />

Issues Paper, would include a review<br />

<strong>of</strong> the appropriateness <strong>of</strong> the previous<br />

parking requirement rates.<br />
