Town of Sharon Zoning Lawreferred to the Joint Planning Board within ten (10) days of its receipt by theTown Board for an advisory opinion and recommendation. The report fromthe Joint Planning Board shall include a recommendation to the Town Boardas to whether the proposed planned development district should be granted,denied, or granted with conditions.b. In addition, a written explanation of the character and purpose of the PlannedDevelopment including the type and density of any housing proposed, openspace to be provided, the water and sewage disposal system proposed, ageneral statement of proposed financing, and an indication of the expectedtimetable of development shall be submitted.2. Developer's Conference -a. Within sixty-two (62) days after receipt of the Preliminary Proposal from theTown Board, the Joint Planning Board shall schedule a conference with theapplicant to review the Proposed Planned Development. If said proposalseems to be in accordance with overall planning objectives for the area, theJoint Planning Board and the applicant shall jointly consider the conditionsand specifications under which the proposal will be approved. After suchconference, if the applicant wishes to proceed with the Planned Development,he shall submit to the Joint Planning Board a written statement of intent tocomply with the conditions and specifications as established.b. The Joint Planning Board may require such changes in the Preliminary Plan asare found to be necessary to meet the requirements of this Section, to protectthe established permitted uses in the vicinity and to promote the orderlygrowth and sound development of the Town. In considering the proposal andin reaching its decisions regarding the preliminary plans, the Joint PlanningBoard shall consider and make findings regarding those considerations setforth under paragraph 3-c of this subsection.c. If agreement on conditions cannot be reached, the Joint Planning Board may,at that time, recommend to the Town Board that the proposal not be approved.Such recommendation shall include a detailed explanation of the basis for theJoint Planning Board's decision.d. The Joint Planning Board shall report its findings and make itsrecommendation to the Town Board within sixty-two (62) days after the finaldeveloper’s conference with the Joint Planning Board has been completed. Itmay recommend approval, disapproval, or conditional approval subject tomodifications regarding the proposed development.e. The Town Board shall hold a public hearing after public notice as required forany amendment to this Local Law and shall consider the report andrecommendations of the Joint Planning Board, and all other comments,10
