Town of Sharon Zoning LawARTICLE III - APPLICATION <strong>OF</strong> REGULATIONSSection 11 - Interpretation of Zoning MapA. The following rules shall apply to determine the boundaries of the districts shown onthe Zoning Map.1. Whenever district boundaries follow street or highways, the center line of suchstreets and highways shall be considered the district boundaries. Wheneverdistrict boundaries on the Zoning Map follow natural features such as streams orwaterways, the center of such natural features shall be considered to be the districtboundaries.2. Whenever district boundaries are so indicated that they apparently followindividual lot lines or field, tree and fence lines as interpreted from aerialphotography, such lines of demarcation shall be considered the districtboundaries.3. Where a district boundary line does not follow such a line, its position shall beshown on the Zoning Map by a dimension expressing its distance in feet from theroad center line or other boundary line as indicated; or by use of the scaleappearing on the Zoning Map.4. Where a district boundary line divides a lot in single ownership on the effectivedate of this Local Law, the standards for the less restricted portion of such lotshall extend not more than one hundred (100) feet into the more restrictedportion, provided the lot has frontage on a street in the less restricted district.5. In case of uncertainty as to the true location of a district boundary line in aparticular instance, the Board of Appeals, upon application, shall render adetermination with respect thereto.Section 12 - Interpretation of RegulationsA. Regulations governing minimum lot area and lot width; required front, side and rearyards; and maximum building coverage and building height are specified inAttachment I, subject to such additional standards as may be set forth in the thisLocal Law.B. Except as otherwise provided in this Local Law:1. No building shall be erected, constructed, reconstructed or altered, and no land orbuilding, or part thereof, shall be used for any purpose or in any manner expect aspermitted for the district in which such building or land is located as set forth21
