Town of Sharon Zoning Law2. In addition to the provisions and appropriate considerations detailed under thePlanned District process, the following standards shall apply for Mobile HomeCourts:a. Streets: Existing and proposed streets within the Mobile Home Court shall besuitable and adequate to carry anticipated traffic within the proposeddevelopment and in the vicinity of the proposed districts.b. Utilities: Existing and proposed utility services shall be adequate for theproposed development and such utility services shall be placed underground.c. Highway Frontage: A Mobile Home Court shall have frontage on, and directaccess to, a Town road, New York State or <strong>Schoharie</strong> <strong>County</strong> Highway.d. All Mobile Home Courts shall receive Special Use Permit approval from theJoint Planning Board prior to construction and operation. Application for aMobile Home Court shall be accompanied by the required sets of plansprepared by a licensed Landscape Architect, Architect, Engineer, or LandSurveyor, shall be filed with the Town Clerk, and shall include the following:1. The name and address of the applicant.2. The location and deed of the Mobile Home Court site.3. Plans and specifications of all improvements and facilities constructed orto be constructed within the Mobile Home Court.4. Such further information as may be requested by the Town Board or JointPlanning Board to enable a proper determination if the proposed MobileHome Court will comply with all legal requirements.e. Mobile Home Court standards.1. Site Development.a. Site Size. Mobile Home Courts shall be located on well drained sitescomprising a minimum of ten (10) acres and a maximum of thrity (30)acres;b. Grading. The site shall be properly graded to ensure rapid drainage sothat no portion of the site is subject to flooding or erosion;c. Minimum Frontage. Where no secondary access is provided, the siteshall have a minimum of three hundred (300) feet of frontage on thehighway providing primary access to the site.15
