Town of Sharon Zoning Lawa. The proposed use will not detract from or interfere with adjoining uses orvacant land.b. The proposed use is consistent with the Town Plan for the area in question.c. The individual parking, loading, storage, signing, screening and other needs ofthe proposed use are provided for in a manner satisfactory to the Board.12. Family Care Facility: The Joint Planning Board shall review any such proposeduse to determine that it will not adversely affect the existing character and socialstructure of the neighborhood or surrounding area and to preclude the overconcentration of such facilities that would defeat the purpose of deinstitutionalization.In particular, the Board shall review any application for such use according to thefollowing:a. In addition to the requirement set forth in Attachment I, the Board shalldetermine that the lot area and open space provisions are of adequate size andsuitably located to satisfactorily accommodate the number and type ofoccupants. Specifically, an average of three hundred (300) square feet ofopen space recreational area shall be provided on the site for each residentless than eighteen years of age and two hundred (200) square feet of openspace recreational area shall be provided on the site for each resident eighteenyears of age and older.b. Not more than two (2) such facilities will be located within one thousandthree hundred twenty (1320) feet or one-fourth (1/4) mile of another such usein the Town and the total number of such facilities will not exceed five (5)percent of the total number of year-round single family dwellings in theTown, exclusive of the Village, at any point in time.c. Adequate access and egress shall be provided to the public right-of-way andsuitably located off-street parking provided, including a minimum of one (1)parking space for each resident or employee authorized to operate a motorvehicle.13. Dwelling, Multi-family: The Joint Planning Board shall review any suchproposed use to determine that it will not adversely affect the existing character of theneighborhood or surrounding area. In particular the Board shall review anyapplication for such use according to the following:a. In addition to the requirements set forth in Attachment I, shall determine thatthe structure is appropriately placed on the lot so as to fit with the surroundingneighborhood and is of exterior design suitable to the locality.
