The location and height of buildings, the location, nature and height of walls andfences, and the nature and extent of landscaping on the site shall be such that theuse will not hinder or discourage the proper development and use of adjacent landand building or impair the value thereof.5. Location, arrangement, size, nature, intensity of operations, and design of thespecial use, including all principal and accessory structures associated with thatuse, shall be compatible with the neighborhood in which it is located, with therural and small town character of Sharon, and the Town of SharonComprehensive Plan, and shall safeguard the values of surrounding propertiesfrom noise, glare, unsightliness, or other objectionable features.6. Parking is adequate for the proposed use, and its accessibility to fire, police andemergency vehicles. Adequate facilities for drainage, snow removal, fireprotection and methods of solid waste disposal are provided on site.7. The proposed use shall protect natural environmental features. Significantnatural, ecological, cultural, and historical features on the site are preserved asmuch as possible (i.e. hills, water bodies, wetlands, stream buffers and streamsidevegetated buffers, trees, tree groves, wooded areas, rock outcrops, native plants,wildlife habitats, scenic locations, historical locations, and other areas ofaesthetic, scenic and ecological interest).8. Vehicular traffic access and circulation, including intersections, road widths,drainage channelization structures and traffic controls shall be adequate to servethe special use, while at the same time, shall not negatively impact the overalltraffic circulation system of the neighborhood and the Town. Traffic will notadversely impact the rural community character of Sharon. High frequency andhigh impact truck traffic shall meet all requirements of Local Law #1 of 2012.9. Except for preexisting nonconforming lots of record, the use shall meet theprescribed area and bulk requirements for the district in which it is located.10. The level of municipal and other services required to support the proposedactivity or use is, or will be, available to meet the needs of the proposed activityor use. This consideration shall include the suitability of water supply andsanitary sewage facilities to accommodate the intended use, and protection frompollution of surface water or groundwater.11. The Joint Planning Board shall impose additional conditions and safeguards to thespecial permit use as are directly related to and incidental to the proposed specialuse permit and which may be necessary to assure continual conformance to allapplicable standards and requirements, including reasonable assurance that theseconditions and safeguards can be responsibly monitored and enforced.77

There is adequacy of utilities, stormwater and drainage facilities, water supplyand sewage disposal facilities.14. The project is compatibile with neighborhood character and the overall ruralcharacter of Sharon.a. Relationship of buildings and site to adjoining areas. Site plans involvingnonresidential uses proposed adjacent to a residential district or residentialuses shall be reviewed with regard to minimizing the impact of thecommercial development on such district or use.b. Individual buildings shall relate to each other, and to traditional structures inthe surrounding area, in lot placement, scale, height, build-to lines, andconnections to harmonize visually and physically with the traditionalcharacter of the area.c. Buildings shall have facades that honor traditional styles and patterns found inSharon. The Joint Planning Board shall evaluate the impact to, andcompatibility of, these design features with existing neighborhoods.d. When commercial projects involve the renovation/reuse of an existingbuilding, the traditional character and architectural elements shall bemaintained as may be required by the Joint Planning Board.e. The visual impacts of new structures on hills or ridge tops, as viewed frompublic roads, public property, or publicly access areas such as parks shall beconsidered and negative impacts mitigated.f. The proposed use shall be designed and shall be carried out in a manner thatprotects historic features on the site under review and in adjacent areas.15. The project is compatibile with active agricultural activities.78
