Town of Sharon Zoning LawR-A: To allow for a moderately low density of one and two family dwellings, mobilehomes, farms, multifamily dwellings, and certain commercial uses in a manner consistentwith the rural environment south of Route 20.R-C: To allow for a mix of higher density residential use and certain commercial usesconsistent with the hamlet character and environment of the hamlets of Leesville andSharon.O-S: To allow for a very low density of one and two family dwellings, seasonaldwellings, agriculture, forestry operations, and open space recreation uses in areas thatare mostly forested and with environmental sensitivities such as steep slopes.F-H: To protect persons and structures from flooding in flood hazard areas.Planned Development DistrictsP-R: The Planned Residential District is an unmapped “floating” zoning district that isestablished only upon approval of an applicant’s submission to the Town of Sharon TownBoard. The purpose of this floating district is to allow for expansion of or establishmentof new residential uses to be developed as a unit and in a manner that encouragesflexibility and innovation in siting, design, and scale of structures to minimizeenvironmental, aesthetic, cultural, or infrastructure impacts.P-Rec: The Planned Recreational District is an unmapped “floating” zoning district thatis established only upon approval of an applicant’s submission to the Town of SharonTown Board. The purpose of this floating district is to allow for establishment of newrecreational uses to be developed as a unit and in a manner that encourages flexibility andinnovation in use but in a manner where siting, design, and scale and performance areconsistent with and minimizes impact to environmental, aesthetic, cultural, orinfrastructure resources.P-C: The Planned Commercial District is an unmapped “floating” zoning district that isestablished only upon approval of an applicant’s submission to the Town of Sharon TownBoard. The purpose of this floating district is to allow for establishment of newcommercial uses to be developed as a unit and in a manner that encourages flexibility andinnovation in siting, design, and scale of structures to minimize environmental, aesthetic,cultural, or infrastructure impacts.P-LI: The Planned Light Industrial District is an unmapped “floating” zoning district thatis established only upon approval of an applicant’s submission to the Town of SharonTown Board.
