TOWN OF SHARON ZONING LAW* - Schoharie County

Town of Sharon Zoning Lawand proposed building and accessory buildings to be erected and such otherinformation as may be necessary to determine and provide for the enforcement ofthis Local Law. An application for a Certificate of Compliance shall be madecoincidental with any application for a Land Use Permit, such application to bevalid for the duration of the Permit.3. Notification of Determination - The Enforcement Officer shall issue or refuse toissue the applied for Land Use Permit, or advise the applicant of any requiredadditional information or referral required within ten (10) days of receipt of theapplication. Notice of refusal to issue any Permit shall be given to the applicantin writing and shall state the reasons for said refusal. Approval of the applicationshall be indicated by issuance of the Land Use Permit, subject to the payment ofsuch fee as may have been established by the Town Board.4. Duration of Validity - A Land Use Permit issued under this Local Law shall bevalid for a period of one (1) year from the date of issuance and shall thereafter bedeemed null and void; except when application is made to the Board of Appealsfor an extension of validity and the Board authorizes such extension as it maydetermine appropriate.5. Invalid Permit - No Permit authorized or granted by any official of the Town incontradiction to the provisions of this Local Law shall vest any rights or interestto the Permit holder irrespective of any action taken or obligation incurred inreliance on such Permit, nor shall the Town be liable for same, under any suchinvalidly issued Permit.B. Certificate of Compliance1. Certificate Required - No existing land or building shall be changed in use and nobuilding hereafter erected, altered or extended, shall be used or changed in useuntil a Certificate of Compliance shall have been issued by the EnforcementOfficer.2. Application - Application for a Certificate of Compliance shall be madecoincidental with any application for a Land Use Permit. Such application shallbe valid for the duration of the validity of the Land Use Permit.3. Notification of Determination - The Enforcement Officer shall make or cause tohave made an inspection of each building or lot for which a Certificate ofCompliance is required before issuing such Certificate. Such inspection shall bemade within ten (10) days from the date of notification of project completion. ACertificate of Compliance shall be issued only if the proposed use of the buildingor land conforms to the provisions of this Local Law and to that plot plan,purpose and description for which the Land Use Permit was issued.
