Town of Sharon Zoning LawThe area occupied by all permitted Home Occupations shall not exceedtwenty (20 %) percent of the gross floor area of the buildings on the lot.2. Rural Service Shop, Use: Such use shall be permitted only where the JointPlanning Board determines that its purpose location and characteristics of operationare consistent with the purposes of the district and would not interfere with the ruralresidential or agricultural use of neighboring lands. In addition, the Board shallstipulate the following:a. In the instance an accessory building is to be constructed or located for thispurpose, it shall conform with all minimum yard, building location and heightrequirements elsewhere specified in this Local Law, and shall not exceed ninehundred (900) square feet in gross floor area.b. No more than one (1) nonresident shall be employed or engaged in theoperation of the business or service and any such use shall provide suitableparking, fencing, signing, lighting or other requirements as called forelsewhere in this Local Law and as the Board may specify.3. Roadside Stand : A permanent structure, stand or location for the sale of seasonalfarm produce may be established upon authorization of a Special Use Permit by theJoint Joint Planning Board where the Board determines that:a. Such use will not interfere with the normal flow of traffic or present a hazardby way of its proximity to the highway and in this regard that adequate pulloffand parking area is provided.b. Such use will not present a nuisance or be objectionable to neighboring usesin terms of traffic, noise or unsightliness.c. In addition, an annual Operating Permit shall be required for all roadsidestands, such Permit to be effective to that date specified in the application ofthe calendar year of its issuance. Application for such Operating Permit willbe made to the Town Clerk sixty (60) days prior to initiation of the proposeduse. Upon recommendation of the Enforcement Officer and the Joint JointPlanning Board, the Town Board shall issue or deny such Permit in accordwith the requirements set forth herein and any established fee schedule.4. Public/Semi-Public Structure, Use: Such uses shall include various municipaland quasi-public, nonresidential uses such as school, church or library. These usesshall be subject to the following regulations:a. The location, design, and operation of such facility shall not adversely affectthe character of the surrounding residential area.40
