Section 603: Development Regulations for any Industrial Use603.1: Provisions of UseAny permitted principal and/or accessory industrial use shall be subject to the followinguse regulations.(1) All accessory storage of junk, waste, discarded or salvaged material, machinery orequipment, including automobile, truck or other vehicle parts shall not be permittedexcept within a completely enclosed structure or solid wall or fence of at least six (6)feet in height.(2) Access driveways and entrances shall be paved or concreted. Access driveways andentrances shall be permitted in locations in which sight distance is adequate to allowsafe movement of traffic in or out of the driveway or entrance, the free movement ofnormal street traffic is not impaired and the driveway or entrance will not create ahazard or an area of undue traffic congestion on streets to which it has access. Thezoning officer may require the permit applicant to submit engineering data and/ortraffic analyses to support its proposed plan of access driveways and entrances.(3) Adequate storm drainage facilities shall be installed to ensure that stormwater doesnot flow onto abutting property, sidewalks or streets in such quantities as to causedetrimental effect or inconvenience. Maximum rates of stormwater runoff from theproperty after development shall not be greater than as existed prior to thedevelopment.(4) Any part or portion of a lot developed for industrial uses which are not used forbuildings, other structures, parking or loading spaces or aisles, driveways, sidewalksand designated storage areas shall be planted and maintained with grass or other allseason ground cover vegetation. Grass shall be kept neatly mowed. Landscapingwith trees and shrubs is permitted and encouraged.(5) It shall not emit any noxious, toxic, or corrosive fumes or gases nor shall it emit anyoffensive odors.(6) It shall provide necessary shielding or other protective measures against interferenceoccasioned by mechanical equipment or uses or processes with electrical apparatus.(7) All exterior lighting shall be placed and shielded so as not to create a nuisance foradjacent properties and passing motorists.38
