Section 1007: Non-Conforming Single-Family Residential UseWhere single-family residences exist as non-conforming uses according to this <strong>Ordinance</strong>,the following shall apply:1. Notwithstanding any other provisions pertaining to non-conforming uses in thisordinance, an existing non-conforming single family residential dwelling destroyed inwhole or in part by fire, flood, explosion, or any other casualty beyond the control of theproperty owner, may be reconstructed and used as before said casualty, provided:a. The reconstructed principal residential structure and accessory structures (notincluding any agricultural structures) in combination shall not have a floor area ofgreater than 125% of that of the original principal residential structure andaccessory structures (not including any agricultural structures) in combination,andb. The reconstructed principal and accessory structures shall meet applicable lot,yard, and height requirements of the zoning district.2. Notwithstanding any other provisions pertaining to non-conforming uses in thisordinance, an existing non-conforming single-family residential dwelling or any of itscustomarily accessory structure may be expanded in floor area up to an additional 25%each of the existing floor area, provided:a. The landowner is residing in the principal structure when expansion is requestedand completed.b. The expansion does not include the addition of a residential dwelling unit orbusiness unless such are otherwise permitted in the zoning district, andc. Only one such expansion per principal or accessory structure shall be permitted.71
