the district, provided that yard dimensions and other requirements not involving area or width,or both, of lot shall conform to the regulations for the district in which such lot is located.Variance of yard requirements and other requirements not involving area or width, or both, oflot shall be obtained only through action of the <strong>Zoning</strong> Hearing Board.If two or more lots or combinations of lots and portions of lots with continuous frontage insingle ownership are of record at the time of passage or amendment of this ordinance, and ifall or part of the lots do not meet the requirements for lot width and area in the respectivedistrict, the lands involved shall be considered to be an undivided parcel for the purpose ofthis ordinance, and no portion of said parcel shall be used or sold which does not meet lotwidth and area requirements established by this ordinance, nor shall any division of the parcelbe made which leaves remaining any lot with width or area below the requirements stated inthis ordinance.Section 1002:Non-Conforming Uses of LandWhere, at the effective date of adoption or amendment of this ordinance, lawful use of landexists that is made no longer permissible under the terms of this ordinance as enacted oramended, such use may be continued, so long as it remains otherwise lawful, subject to thefollowing provisions:1002.1 - No such non-conforming use shall be enlarged or increased, nor extended tooccupy a greater area of land than was occupied at the effective date of adoption oramendment of this ordinance, except as specified by Section 1000 of this ordinance.1002.2 - No such non-conforming use shall be moved in whole or in part to any otherportion of the lot or parcel occupied by such use at the effective date of adoption oramendment of this ordinance.1002.3 - If any such non-conforming use of land ceases for any reason for a period ofmore than thirty (30) consecutive days, any subsequent use of such land shall conform to theregulations specified by this ordinance for the district in which such land is located.68
