Introducing Character Areas in the Community VisionA key component to updating Lawrenceville’scomprehensive planning process is the creation of a FutureDevelopment Map. This map reflects the City’s vision forgrowth, development and redevelopment over the nexttwenty years. The City’s vision is graphically displayed onthe Future Development Map through the focus on several“character areas” that make up the City Limits. The City’svision has identified several existing areas with distinctivecharacter and has also identified areas where new charactercan be introduced. Existing “character areas” have commonidentifiers such as lot configuration; street design; buildinglocation, dimensions, and orientation; intensity ofdevelopment; and interactions among uses within the area.New “character areas” can be created by identifying theexisting patterns that are desirable and creating new criteriafor developing or redeveloping the area that establishes thedesired form and pattern of that area. This character areaplanning will allow Lawrenceville to tailor developmentstrategies for each “character area”, with the goal ofenhancing the function or promoting the desired characterfor the future.Character Area Descriptions with DesiredDevelopment Patterns and RecommendedDevelopment StrategiesLawrenceville’s Future Development Map identifies thefollowing “character areas” that make up the City Limits:• Downtown Master Plan Area• College Corridor• Medical Services• Airport• High Rise Corridor• Mixed Use Areas• Residential Area• Commercial (Regional)• Industrial Area• Parks and Greenspace• Gateway NodesThe following pages provide a description of these“character areas” along with desired development patternsand strategies for implementation. The desireddevelopment pattern describes the nature of preferreddevelopment in a “character area”, including appropriatedesign, infrastructure, and intensity. through formulating objectives for the area in order toachieve a future vision. The strategies for implementingthese objectives are by preparing and enforcing guidelinesand/or regulations in each area.Downtown Master Plan FutureLand Use.Proposed street extensions/newstreets in the Downtown MasterPlan area.2.3.1 Downtown Master Plan AreaGeneral Description and Boundary AreaThe Downtown Master Plan area was defined in a studyprepared by Tunnell-Spangler-Walsh and Associates for theCity of Lawrenceville in 2005. The area contained within thedowntown master plan district is shown on the attachedmap. The character area encompasses about 860 acres andwas studied extensively during the plan developmentprocess. After significant amounts of public input wereobtained, an implementation program was developed tofocus on a number of issues, including a new zoning overlaydistrict for the plan area and ten projects / project types forfuture development / construction:1.
