The land where the toweris built is 5,200 square meters.“In Edmonds we seek for more refined projectsevery time, more sophisticated works, thatoperate as organisms, live spaces, sensitive,that change along with users, but coherent andrational with the developer’s needs”, mentionsMichael Edmonds.The property is located in Valle Oriente, atLázaro Cárdenas corner – the main road in thearea – and Frida Kahlo’s urban circuit, in SanPedro Garza García, N.L.Safety: One of its main assets.Technological tools guarantee the integrity ofthe building’s users. For instance, to enter anyof the stories, one must go through the frontdesk, which blocks free access to any of theoffices. It will have a close circuit surveillancesystem with CCTV color cameras that recordevery movement inside each level of the building,with pedestrian and driveway coverage.Besides, in the event of any electricity failure,the back-up generator starts automatically toprovide service in common areas, vital systemsin the building, and elevators that never stopCommitted to SustainabilityThe façades in Okto Tower have been designedaccording to a “Unitized” system of factoryassembledmodules with aluminum windowscreens and panes, assembled in Duo-Ventunits with external Cristazul Low E® glass (lowthermal transference) and clear innner panes.This system blocks up to 72% of the sun radiationthat goes into the building, without obstructingthe entrance for natural light into itsspaces. There are other benefits obtained fromthis type of façades, such as savings generatedby electrical energy reduction in air conditioningand heating systems.On regards to efficiency, air conditioningsystems were designed according to internationalstate-of-the-art specifications, equipmentsand systems; therefore, the building hasa WSHP system (Water Source Heat Pump) thatenables the user to turn the equipment on insections, providing energy savings up to 40%,compared to traditional systems (Modular chillingand/or cold water systems).The WSHP system requires 1 kilowattper refrigeration ton (1 KW/ RT) for adequatefunctioning throughout the whole process.Compared to traditional systems, such as coolwater chiller systems, which use 1.3 KW/RTthroughout the complete cycle, and air chillingmodular systems where consumption can reach1.45KW/RT, we notice the system’s efficiencyexceeds by far traditional systems.Another fact that should be highlightedwithin automation is the system’s capacity toturn equipments on/off by schedule or by status(busy or not busy) guaranteeing temperaturesaccording to status or schedule of the areas.This allows consumption only when necessary.Okto Tower within thecontext of offices inMonterreyAccording to the offices’ market report elaboratedby CB Richard Ellis, Class A+ and A marketsin Monterrey showed great activity for thesecond semester of 2012.The report highlights that by the second semesterof 2011, 11 buildings with 115,900 m2,especially at Valle Oriente are under construction,and at least 4 more buildings with up to40,000 m2 will be handed over, Okto Tower beingamong them.For more information:TORRE OKTOAv.
