Centrally located hotspot
As early as summer 2018, residents of “The Ambassy“
will be looking over the rooftops of the third district
and far beyond. Beatrixgasse 27 is the prestigious
address in Vienna‘s embassy district with more than 30
consulates in the immediate vicinity, where apartments
are currently being created in three lifestyle categories.

Baumgartner-Casino-Park. Errichtet werden
vier terrassierte Häuser mit derzeit noch großem
Spielraum für individuelle Wohnwünsche. Alle
Wohnungen sind mit einem Außenbereich ausgestattet
und für ein helles, offenes Wohngefühl südwestlich
ausgerichtet.
Mitten im Zentrum
Ebenfalls rege Bautätigkeit erfahren derzeit zwei
geschichtsträchtige Gebäude: Die Alte Post auf der
Dominikanerbastei und das Herzfeldhaus in der
Schellinggasse. Ersteres wird mit hochwertigen Eigentumswohnungen
von 45 bis 450m² (realisiert
durch Soravia), einem Luxushotel und gehobener
Gastronomie aufgewertet. Die fünf Gebäudeteile, die
teils denkmalgeschützt sind, werden bestandsschonend
saniert. Neben Concierge-Service, Indoor-
Pool, Spa- und Fitnessbereich werden vor allem die
drei Innenhöfe als grüne Oasen zum Blickfang. Ein
paar Ecken weiter wird von Otto Immobilien das
Herzfeldhaus – ein Gründerzeitbau von 1869, der
nach Plänen von Carl Tietz errichtet wurde – in der
Schellinggasse revitalisiert. Wo sich einst die Wiener
Stadtmauer befand, wird der wertvolle Originalbe-
stand nun in zeitgemäße Räumlichkeiten verwandelt.
Innenarchitektonisch ist der Einfluss der Wiener
Moderne zu erkennen. Im imposanten
Kellergewölbe wird es zukünftig einen Weinkeller
mit Weindegustationsraum geben. Auch hier wird
ein Innenhof höchsten Ansprüchen gerecht. In Sachen
Aussicht ist der Blick vom Penthouse über die
Dächer der Stadt und den Stadtpark besonders hervorzuheben.
Welches Wohnkonzept den Einzelnen
am ehesten anspricht, wird divergieren. Allen gemein
ist auf jeden Fall, dass sie Ruhe und Erholung
durch eine atemberaubende Aussicht bieten.
