A representative sample <strong>of</strong> Due Diligence, Consulting, or Valuation Engagements includes:<br />

• Conducted numerous <strong>market</strong> <strong>and</strong> feasibility studies for affordable housing. Properties are<br />

generally Section 42 Low Income Housing Tax Credit Properties. Local housing authorities,<br />

developers, syndicators <strong>and</strong> lenders have used these studies to assist in the financial underwriting<br />

<strong>and</strong> design <strong>of</strong> LIHTC properties. Analysis typically includes; unit mix determination, dem<strong>and</strong><br />

<strong>project</strong>ions, rental rate analysis, competitive property surveying <strong>and</strong> overall <strong>market</strong> analysis.<br />

• Prepared a comprehensive city wide housing <strong>market</strong> analysis for the City <strong>of</strong> Biloxi, MS which<br />

included a housing needs assessment.<br />

• Prepared a comprehensive neighborhood housing <strong>market</strong> analysis for the New Orleans East<br />

neighborhood in New Orleans, LA for the Louisiana Housing <strong>and</strong> Finance Agency. The study<br />

focused on the housing <strong>and</strong> economic trends Pre- <strong>and</strong> Post- Hurricane Katrina <strong>and</strong> overall<br />

housing needs in that neighborhood.<br />

• Assisted in preparing an approved HUD Consolidated Plan for the City <strong>of</strong> Gainesville, GA;<br />

which included a housing <strong>and</strong> homeless needs assessment, <strong>market</strong> analysis, non-housing needs<br />

analysis, <strong>and</strong> a strategic plan, which conformed to 24CFR Part 91, Consolidated Plan Regulations<br />

for the ensuing five-year period (2004-2009).<br />

• Assisted in preparing a comprehensive senior housing study in Seattle, Washington for the Seattle<br />

Housing Authority. This study evaluated the Seattle Housing Authority’s affordable senior<br />

housing <strong>project</strong> for their position within the entire city’s senior housing <strong>market</strong>. The research<br />

involved analysis <strong>of</strong> the senior population by neighborhood, income, household size, racial<br />

composition, <strong>and</strong> tenure.<br />

• Conducted <strong>market</strong> studies for senior <strong>project</strong>s in Alabama, Alaska, Arizona, California, Colorado,<br />

Florida, <strong>Georgia</strong>, Idaho, Illinois, Indiana, Iowa, Kentucky, Louisiana, Massachusetts, Michigan,<br />

Minnesota, Mississippi, Missouri, Montana, Nevada, New Jersey, New York, North Carolina,<br />

Oregon, Pennsylvania, South Carolina, Tennessee, Texas, Utah, Virginia, West Virginia,<br />

Washington, <strong>and</strong> Wisconsin.<br />
