out to the South Commons neighbors and they have not received any objections to their
proposal.
Chairman Swartz asked if the developer has any guarantees on the roofs. Mr. Kim said
he understands there is a 10 year statute of repose from the date of construction.
Chairman Swartz said the Plan Commission must decide if the asphalt shingles are in
substantial conformance with the final development plan for Coromandel. He said the
final development plan drawing does not specify cedar shake shingles, but those
probably were presented at the public hearing as part of the material samples.
All of the Plan Commissioners agreed the asphalt shingles are in substantial
conformance with the previously approved final development plan for Coromandel.
Commissioner Nadler pointed out that the neighboring property also has asphalt
shingles. Chairman Swartz noted the asphalt shingles make financial sense for the
homeowners.
Chairman Swartz commented the Coromandel development should have sought Village
approval for the asphalt shingles before they began installing some of them. Mr.
Polikoff agreed and explained that they had a few emergency situations where certain
garage roofs had to be replaced and they used asphalt shingles. He said they did not
intend to sidestep the Village.
Commissioner Shapiro made a motion to approve the request for the Coromandel
townhome roofs exterior material change as being in substantial conformance to the
previously approved final development plan. Commissioner Nadler seconded and the
votewasasfollows:
Ayes: (4) Jacoby, Nadler, Shapiro, Swartz
Nays: (0) None
This item will be before the Village Board of Trustees on Monday, February 7, 2011.
The Plan Commission agreed to approve the documents via email.
