Roadway No.6 - FDC Grove Road
Location: A collector roadway running south from Minute Maid Ramp Road Three.
This road parallels Highway 27.
Concerns:
• Runs directly adjacent to four residential
subdivisions, Westbury, Tivoli Manor,
Regency Place, Holly Hill Estates;
• Runs directly adjacent to planned and
approved residential subdivisions;
• Runs directly adjacent to individual
residential homesites;
• FDC Grove Road, which would need to
be utilized to reach Minute Maid Ramp
Road Three headed west, is between two
residential subdivisions, Sunset Ridge
Phase One and Sunset Ridge Phase Two;
Headed east on Minute Maid Ramp Road
Three to Highway 27 would run traffic
adjacent to a residential subdivision and
there is not a curb cut for traffic to flow
north on Highway 27.
• Traffic would still need to utilize Holly
Hill Grove Road Two, Holly Hill Grove
Road Three, Minute Maid Ramp Road
One, and/or Minute Maid Ramp Road
Two, to get to Highway 27 which not
have a signalized intersection for traffic to safely flow north on to Highway 27;
• As noted on earlier pages, Polk County does not have plans to signalize any of
the aforementioned intersections on Highway 27.
• Page 13 of CPA 09A-II Long Range Planning Division Staff Report states,
"The Comprehensive Plan and the Land Development Code allow truck traffic
on collector roads, but the proposed text to the Comprehensive Plan would
restrict heavy trucks from using the east west roads and the direct vicinity and
the portion ofFDC Grove Road south ofthe northern terminus ofthe subject
site. Additionally, LDC 08T-06 was approved by the Board, and required
development that impacts FDC Grove Road to construct their impacted portion
ofFDC Grove Road to collector standards or pay a fee in lieu of construction to
the County."
