6) A minimum of ten (10) percent of the park area shall be allocated for open space and<br />
recreational facilities. If an applicant can demonstrate a compelling reason why<br />
he/she should not comply with the requirements of this section, cash may be offered<br />
in lieu of the land required for public dedication. The cash shall be used for land for<br />
public parks or other public uses and must be used for land in the vicinity of the<br />
proposed mobile home park. The amount required shall be determined by the <strong>County</strong><br />
Commission and shall be consistent with the value of the land which would<br />
otherwise be offered for public dedication.<br />
7) Each unit shall be placed on a stand which provides a firm foundation for anchoring<br />
purposes to avoid accidental movement and overturning.<br />
8) All lots in the park shall be accessible at all time to emergency vehicles and comply<br />
with the numbering or signage requirements of the State Department of<br />
Transportation.<br />
9) Each unit shall have a minimum setback of ten (10) feet within the park and fifty<br />
(50) feet from public roads outside of the park.<br />
10) Each unit shall have a minimum side yard of ten (10) feet.<br />
11) Where the park is served by private streets those streets shall conform to the design<br />
standards recommended by the <strong>County</strong> Commission.<br />
12) Evidence of compliance with the rules and regulations of <strong>North</strong> <strong>Dakota</strong> State Health<br />
Department and <strong>North</strong> <strong>Dakota</strong> Laboratories Department.<br />
13) All units in the park shall be served by underground utilities unless waived by the<br />
<strong>County</strong> Commission.<br />
14) There shall be two off-street parking spaces per unit.<br />
15) Each unit in the park shall be numbered or otherwise identified according to the<br />
signage requirements adopted by the <strong>County</strong> Commission.<br />
