ARTICLE VII<br />
SUBDIVISION REGULATIONS<br />
7.1 Intent<br />
1) To insure the orderly development of the county and its unincorporated planning<br />
area.<br />
2) To provide for proper arrangement of streets in relation to other existing and planned<br />
streets.<br />
3) To provide for adequate and convenient open spaces for traffic, utilities, firefighting,<br />
recreation, light and air.<br />
4) To facilitate adequate provisions for access, placement of public non-profit and for<br />
profit utilities, schools, and public open spaces.<br />
5) To avoid development of unsuitable areas because of soil, drainage and other<br />
physical limitations.<br />
6) To facilitate subdivision of larger parcels into smaller parcels and lots.<br />
7) To implement the Comprehensive Plan of the county.<br />
7.2 Compliance with Chapter<br />
All subdivisions made within the county and not located in any municipality or its extraterritorial<br />
jurisdiction shall be subject to and shall conform to the three-step requirements of<br />
this chapter.<br />
7.2.1 Subdivisions in Advance of <strong>County</strong> Needs<br />
The <strong>County</strong> shall discourage the subdividing of lands that are far in advance of the<br />
needs of the county; that by their location cannot be efficiently served by public<br />
utilities, fire protection or other county services; that are located in areas subject to<br />
flooding or that are topographically unsuitable for development; or that for any other<br />
reason are unwisely or prematurely divided.<br />
7.2.2 Replatting and Coordination of Adjacent Areas<br />
The <strong>County</strong> shall encourage the replatting of lands deemed to be unsatisfactorily<br />
subdivided or undeveloped. Coordinated platting of adjacent small parcels of land<br />
shall be encouraged.<br />
